Where does the data come from?
Local planning authorities are required to keep a public register of applications and decisions, and they publish it on their own planning portals. We collect from those registers and normalise them into one consistent format. Every row links back to the council's own record so you can verify it.
Is contacting these homeowners legal?
We've built it to keep you on the right side of it. Lists carry the site address and what was approved — not the applicant's name — so what you send is a letter to a property rather than a named-individual mailing. Postal marketing sits outside the electronic marketing rules, and we work on a legitimate-interests basis with a written assessment behind it. Any opt-out we receive is honoured immediately and applied across every subscriber.
What we don't do is bulk-email or cold-call homeowners off the register — those channels carry consent and screening rules a planning approval doesn't satisfy. If you want to phone, screen against the TPS first. And this is how we operate, not legal advice for your business.
What does "one trade per council" mean exactly?
While you hold a patch, we don't sell that council's list to another business in your trade. A roofer and a loft-conversion firm can both hold the same council, because they're not quoting the same job. If you cancel, the patch goes back on the board.
My council isn't listed. Can I still sign up?
Put your name and council down and you'll be first in line when it opens. We open councils in the order they're requested — a handful of requests for the same authority moves it to the front.
How is this different from the lead sites I already pay for?
Most lead services sell the same enquiry to three or four firms and let you fight over it, or sell you a national feed you have to filter yourself. This is the opposite end: a narrow, filtered list for one council, sold once per trade, sourced from approvals rather than from people filling in a form.
How quickly after approval do I get it?
Weekly plans go out Monday morning covering the previous seven days of decisions. Territory subscribers can switch to a daily alert if speed matters more than a tidy inbox.
